Property Service Packages 

  Marzia Rivera provides Property Services for your home and tenants in Cape Coral neighborhoods
We specialize in lowering the cost for you, the owner, getting the best value for your investment taking special care of your property.  There are 3 main Service Packages available with the ability to customize one for your needs.  Please read on to view the Service Packages

 Management Service Packs

Management Service Packs consist of a variety of basic packages that can be merged to accommodate 
the needs of each individual Home and Owner.  We look forward to sitting down with you in person, 
by phone or email to discuss your needs and desires for your investment property. 

 

Package A: Investors

Package A is for Investors of single-family homes, condo, duplex or multi-family homes that would like 
long-term contracted rental tenants.  AmState's Services TEAM will advertise to locate a tenant then stay 
on to insure proper care of your investment, timely collection of rent, and care for the tenant's needs. 
Please see our list of services.  Investor Service Pack A fees will include to advertise and secure a tenant in 
addition to the list below.  The fees will be the first months rent for tenant placement.  Then we stay on to care 
for the needs of the tenant and for any problems that may arise in or about the home, a monthly 
fee of 10% of the rent or $100 minimum, which ever is greater.   If our tenant chooses to stay on additional 
years then a fee of ½ of the months rent for year two will be due upon renewal of year two's contract. 

 Our list of Service Includes but is not limited to:

 

  • Interviewing potential tenants

  • Showing property

  • Screening of potentials tenants

  • Contracting tenant lease and collection of move in cost

  • Check property between Move-in and move-out

  • Timely and cost efficient repair of necessary maintenance*

  • Current information concerning your property sent in timely manner

  • Timely collection of rent from your tenants

  • Beginning necessary steps for possible eviction (3 day notice)

  • Advertising in the USA and Europe

  • Collecting security deposits to deposit into your Florida bank account

*  Will call for estimates, schedule the repairs

 

Package B: Manage

Package B is for Owners that already have a tenant in place.  The Property Services offers this package 
to take on the process of rent collection and caring for tenants needs.   A 10% fee of the monthly collection 
will give you piece of mind to assure your property and tenants are cared for.  Then if the tenant leaves at 
end of contract we can find you a new tenant and move you to package A fee schedule.  We will advertise 
your property, interview suitable tenants, provide screening of potential tenants and handle contracting 
of the lease agreement.  Please see our list of services for an ala cart add on.

 

Package C: Duel Service

Package C is for Owners that offer their home as both a vacation rental and semi annual rental.   Fees will 
be applied on a seasonal basis. When rented as a  vacation rental short term the fee is 20% of the rental 
with no other fees.  When the property is offered as a longer term rental the fee is the same as 
Package A. 
We will discuss with you the service packs that best suit your needs.  
Those looking to continue with short term vacation rental will stay on this package.

 

 

Full Package Property Management Deal

We offer a  WEEKLY Lawn, Pool, Curb Appeal, Home watch to include checking for 
leaks, bugs, running water to flush lines, check appliances, smoke detectors, well 
and septic if applicable, etc in and around the home to include monthly photos 
sent by email for a fee of $295.  This package is adjusted if no pool service is

Additional Services Provided a la cart

  • Hurricane Preparedness quoted per number of windows

  • Home Watch Visit to check on property $25 per visit Cape Coral, inquire for other cities

  • Lawn Service $65 80 x 125 lot

  • Pool Service $75 includes chemicals

  • Pest Control quoted from major company

  • At Your Dock Boat Management $150 under 25ft single motor in or outboard 

  • Managing payments concerning your property (bill pay, taxes, utilities) $50 per month with Florida bank account
