I specialize in lowering the cost for you, the owner, getting the best value for your investment taking special care of your property and insuring rent collection.  There are 3 main Service Packs available with the ability to customize one for your needs.  Please read on to view the Service Packs

Management Service Packs

Management Service Packs consist of a variety of basic packages that can be merged to accommodate the needs of each individual Home and Owner.  We look forward to sitting down with you in person, by phone or email to discuss your needs and desires for your investment property. 

 

Service Pack A: FULL Management

Package A is for Investors and Home Owners of single-family homes, condo, duplex, multi-family complex that would like long-term contracted rental tenants.  SWFL Property Mangement TEAM will advertise in the MLS through World Class Realty Partners along with dozens of other sites to locate a tenant promptly and negotiate the lease terms then SWFL Prop Mngt TEAM stays on to insure proper care of your investment, timely collection of rent, and takes all the tenant's calls our phone is on 24/7. Please see our list of services below.  

Investor Service Pack A fees will include to advertise and secure a tenant with back ground crimanal and credit check in addition to the Service list to the right. The fees are 75% of 1st months rent for tenant placement.  Then we stay on to care for the needs of Your home and the tenant caring for any problems that may arise in or about the home, for a monthly fee of 10% of the monthly rent amount.  At time of renewal, if the tenant chooses to stay on additional years then we inspect the property, recheck tenants income, issue a new lease and take photos for a fee of ½ mths rent.

Interviewing potential tenants and negotiating lease terms through World Class Realty Partners
Showing property,
Screening of potentials tenants with background, eviction, credit and criminal check
Contracting tenant lease and collection of move in cost 
first, last months rent, security deposit, and pet deposit
Check property between Move-in and move-out, 
turn over to be rent ready quickly
Timely and cost efficient repair of necessary maintenance
 
will call for estimates and schedule the repairs
Current information concerning your property sent in timely manner, w/o, vendor invoices, owner log in portal
Timely collection of rent from your tenants
ACH auto payment to your account
If necessary, steps for possible eviction, 3 day notice, filing, follow through extensive advertising, listings on numerous websites
Collected security deposits to be held in Florida bank account,
Your account or the Company

 

  SWFL Property Management offers on Staff Contractor for repairs, Handyman for maintenance
and a list of trusted Vendors to keep the cost of maintaining your Home LOW.

 


Serive Pack B:
Management 
                    (Transfer only, tenants in Place)

Package B is for Owners that already have a tenant in place and would like us to begin management.  The Property Service Pack B offers to take over  the process of rent collection and caring for the home and tenants needs.   NO TRANSFER FEE or sign on fee is charged.  A 10% fee of the monthly collection from the first month forward.  This will give you piece of mind to assure your property and tenants are cared for with minimal interruption.  If the tenant does not renew at end of contract we can find you a new tenant which includes package A fee schedule OR you may find your own tenant then have us continue to collect rent.  If you move to package A we will advertise your property, interview suitable tenants, provide screening of potential tenants and handle contracting of the lease agreement.

Additional Services Provided a la cart

  • Home Watch Visit to check on property $25 per visit Cape Coral, inquire for other cities

  • Lawn Service $75 80 x 125 lot

  • Pool Service $75 includes chemicals

  • Pest Control quoted from 3 companies

  • At Your Dock Boat Management $150 under 25ft single motor in or outboard, run motor weekly, check fluids

  • Managing payments concerning your property (bill pay, taxes, utilities) $50 per month with Florida bank of amercia account

 


Package C:
Duel Service 
(Short Term Seasonal and Long Term)

Package C is for Owners that offer their home as both a vacation rental and semi annual rental.   Fees will be applied on a seasonal basis. When rented as a  vacation rental short term the fee is 20% of the rental with no other fees, services includes all of the above to secure and care for the guest.  When the property is offered as a longer term rental the fee applied is Package A.  We will discuss with you the service packs that best suit your needs.  Those looking to continue with short term vacation rental will stay on this service pack fee.

Package D: Full Home Service

Full Package Home Service Management

To include Lawn service, Pool service and Visual inspection inside and outside of home. Service Pack D includes checking for bugs/ant intrustion, walking the property, checking for any break ins, insure doors and windows are locked and not tampered with, look for any staining on the ceiling, run the water, flush toilets, check temp and email photos upon request.  Fee for Service Pack D is $199 monthly.  

This package may be adjusted to suit your needs based on location.  A reduced fee by $75 if no pool service is required, reduced by $75 if no lawn service is requested.  A Visual Inspection can be scheduled at anytime without the above Service Pack schedule for $35 per visit in Cape Coral, call/email with the address of your property for a Visual Inspection quote on your homes location.
